What's included in the Urban Range homes

Our latest designer range of homes might be the most recent addition to our house design collection but the 'Urban Range' builds on decades of experience and a keen eye for modern trends and requirements.

Architecturally-inspired and designed with multi-functional features these houses are set to appeal to the most discerning homeowners. Even when your requirements are specific it’s important that finding the right design be easier than you think. Many people looking to build a home see a render and automatically fall in love with a design but many aren’t so lucky! Picturing yourself having breakfast on the kitchen island, enjoying an early night in watching a movie in the media room or entertaining guests in a spacious living room with great indoor-outdoor flow can make anyone excited about the future.

But if you’re looking at a design and cannot quite picture yourself stocking up the scullery then a few changes might be in order to make the design the perfect home for you. That’s why it’s important to understand everything that’s included the changes you can make and when you’ll start to incur charges for plan changes and designs.

When picking the right company to build your new designer home with, apart from looking at their reputation and experience, it can be important to evaluate which standard and optional inclusions are factored into the house design and the price. Here at Genius Homes, we are excited to launch our range of luxury prefab homes - the Urban Range! We wanted to share a little more about what you can expect to see inside if you choose one of these designer house plans.

Our Urban Range is a series of designs that push the traditional ideas of prefabrication, while at the same time being unique and innovative in their design. Our 10 new home designs all show that prefabricated homes can be modern and something architectural. Gone are the days where a prefab home is a simple box on the back of a lorry.

So why not read on to understand what makes this range special and fully understand the inclusions you can expect with each Urban Range home.

What is the main difference between the core Genius Homes range and the new Urban Range?

The biggest point of difference with the Urban Range in comparison to our other designs is the size. The Urban Range offers a larger floorplan often split across multiple wings or pods which makes them perfect for larger families or those who like to host and entertain on a grand scale.

The floorplans range from our smallest design in the Shotover, which is 164sqm, to the largest, the Waimakariri which is 264sqm. Just to give you some context the average house size in New Zealand is 135 sqm. This means that no matter your section size, there’s an Urban Range design for you.

General Inclusions:

One of the main benefits of building a prefabricated home is that it is a fixed price contract for the build.

Because our building process means that houses are built in a controlled factory environment, we do not need to factor in unexpected overruns, such as weather-related delays or damage to materials, which can plague the standard building site. All of the final specifications are agreed together with you beforehand so that when we sign the final contract that’s the price you will pay. All our homes are delivered and supplied with a NZ building code of compliance certificate and we will calculate transport and site works so the price you pay is for a home that’s ready to live in only a week or two once it's on-site. We guarantee quality workmanship at all stages of the design process and source quality materials from trusted, well-known brands to give you additional peace of mind. We include a 24-month maintenance warranty on all of our homes as standard so your first night in your new home is as stress-free as possible. We back this up with a 50-year construction guarantee so you can rest assured that your home will be ready for future generations to cherish.

Cladding and Roofing:

When choosing the exterior finishes on your new Urban Range home we have selected a specially-curated range of options to create the ultimate curb appeal. From classic smooth Weathertex cladding to rustic cedar weatherboard, these exterior options give you great street appeal while ensuring your home is effectively protected from the harsh South Island elements. Our cladding and roofing inclusions offer the following as standard:

  • Coloursteel 5-rib long run roofing, gutters and downpipes
  • Painted Hardieflex soffits
  • BSG stratum cladding

Insulation:

We understand that it can get pretty cold in the South Island, that's why we make sure each Urban Range home comes well insulated, in fact, our insulation far exceeds the building code standards. Each home is lined with 60mm R1.8 expol black underfloor insulation, R4.0 Bradford Gold Batts in the ceiling and R2.6 Bradford Gold Batts in the walls. Even under the surface, our Urban Range exceeds expectations. The windows and doors are fitted with double glazed aluminium windows and solid hinged aluminium doors to ensure the heat within your home stays there while helping reduce heating costs, especially during the cooler months.

Heating and Electrical

Keeping your family safe, warm and healthy is just as much our priority as it is yours. Every home in the Urban Range is fitted out with a Rheem 240L electric hot water cylinder and a Rheem 45L electric hot water cylinder in the kitchen with the option to upgrade to a solar hot water system at additional cost. To help with those cooler nights, two Mitsubishi 5.8kW hypercore heat pumps are installed in the heavily occupied areas of the home. Feel free to discuss any additional requirements for your home including electric car charging, underfloor heating and heat transfer systems if required. We can build these into your home at additional cost, depending on the systems you have in mind.

Flooring

Picking the right flooring in your home can be one of the hardest decisions you make. Ensuring you pick something stylish and practical can be a challenge as the options can be so vast. Our Urban Range homes are fitted with Godfrey Hirst solution-dyed nylon carpets as standard with a range of different shades and textures to choose from to give you that personal luxury finish. Check out their range here for a full range of options. The wet areas of the home, such as kitchen and bathroom, are lined with quality vinyl, however, tiles can be the final finish at an additional cost.

Kitchen

Known to many as the heart of the home, our kitchens are made with moisture resistant laminate bench-tops and melamine cupboard doors, our standard kitchen inclusions are:

  • Smart function kitchen with laminated bench-tops
  • Scullery with melamine shelving
  • Stainless steel sink with draining tray
  • Plumbline kitchen tap
  • Glass splash-back
  • 600mm dishwasher openings with connections
  • Fisher and Paykel built-in oven
  • Fisher and Paykel ceramic element cooktop
  • Fisher and Paykel range-hood

However, it’s worth noting that the range of upgrades here is significant. From tile finishes, stone bench-tops and tap-ware, if you can imagine it we can source it, then it can be made a reality!

Bathroom

Utilising space well is important, that's why we use Gib sliders on all of our bathroom doors the ensure you won't lose any unnecessary space through hinged doors. However, if you have your heart set on a more traditional entrance please let us know. In addition to this please find our bathroom inclusions below:

  • Plumbline fittings and tap-ware
  • Plumbline Mia vanity with mirror over
  • 1000mm x 1000mm shower cubicle

Based on the standard new home inclusions, you can make several upgrades and add extras to the design of your dream home. As a guide, we recommend you allocate a special portion of your budget to accommodate these upgrade costs as it’s important you have the home you’ve always dreamed of. As a general rule, it can be a good idea to allocate 70-80% of your budget towards the base price of the home itself (including site-works and transport), and the other 20-30% to be reserved for upgrades.
