Benefits of Building Homes Offsite
For years, the traditional way to build a home has been onsite; laying foundations before building atop. However, the rise of more innovative methods of manufacturing have created competition in the home-building sector, with tiny homes or prefab construction companies offering New Zealand consumers alternatives which offer value, design customisation and energy efficiency, without compromising on luxury or style.
A key factor in offering greater value comes from the ability to build offsite and transport a building to its final location. Onsite building projects can be beholden to the elements, with potential weather-related delays impacting the project timeline and potentially your budget. Even if construction is planned for a time of year when the risk of weather-related delays is lower, you are waiting even longer to receive the keys to your new home.
The utilisation of offsite building is expected to grow, partially driven by the commitment of government and industry organisations to address housing shortages in New Zealand.
What is offsite construction?
This involves constructing buildings and their components in a factory away from the final building site, in some instances at an indoor, environmentally controlled factory, following which they are then transported to their final locations. Offsite construction's ability to adapt means it can address key challenges in the residential construction sector, including speed-to-market, cost-effectiveness, sustainability, health and safety, and shortages in skills and materials.
This innovative approach enables the efficient, affordable, and sustainable delivery of homes, meeting quality standards and sustainability criteria expected in New Zealand's construction industry.
Benefits of an offsite build
Efficiency
Constructing a house on-site can often be a challenging and time-consuming process, especially when factoring in unpredictable weather conditions. From material deliveries causing disruptions to numerous tradespeople bustling around the site, the chaos can be overwhelming. Thankfully, opting for prebuilt homes can help alleviate much of this turmoil by minimising exposure to the elements and reducing disturbances on the site.
In contrast to the lengthy timeline associated with on-site construction, certain offsite building methods have the capability to deliver a fully completed home within a matter of weeks from the start of production. This efficiency is attributed to the controlled environment and reliability of working within a well-organised factory setting.
Affordability
Thanks to the efficiency and productivity of offsite manufacturing, these homes are not only quicker to build but also more cost-effective. With builders working in a reliable and accessible location, time is not wasted on travel or delays, leading to significant reductions in labour costs without compromising on quality.
Controlled Process
Constructing a home offsite offers a smooth and hassle-free building process due to its predictable nature. By minimising external factors that can disrupt onsite construction, having your house manufactured in a controlled factory environment simplifies the entire process.
At Genius Homes, our customers can be as involved or hands-off as they choose. Our teams of experts can manage the entire process from start to finish, with our clients receiving regular updates throughout, as well as being able to view their build-in-progress whenever they choose.
Customisable
With a variety of house plans available for the smallest section to the largest plot of land, you have the freedom to infuse your home with a touch of your personal style.
What is Prefab Construction
A prefab home is constructed in a factory and delivered to the location on a truck. A large prefabricated home may be delivered in two components and brought together on-site but the vast majority are one single structure.
With all of the electrical, painting and interior finishes already added, the only work that needs to be done after the delivery can be done in a few weeks. That includes securing it to the foundations, connecting utilities, adding decking, and completing the final touch-ups.
