Embarking on the journey of building your dream home can be very exciting. It may also come with a lot of questions. The team at Genius Homes are with you every step of the way to guide you and ensure that you understand the process. Part of this is talking you through the design stage as well as what your options are. This blog will take you through what is included with every Genius Home.
Our service goes beyond simply building a home. We offer a FREE onsite visit and consultation anywhere in the South Island. Our quotes are fixed and include the start and completion times of your build so you can rest assured that there will be no extra costs and you can pencil in your move in day right away!
One of our qualified and experienced staff members will travel to your site and assist you with the design process, including: colours, internal choices, electrical, and kitchen plans.
Our service includes managing the whole process and covers consent, site works and delivery.
We know what the council requirements are and work with councils around the South Island every day. We will communicate with council and planning authorities on your behalf. Standard inclusions are what you can expect with every Genius Home. The following are the different building materials and appliances each of our prefab houses are made with.
Our framing and designs are engineered to meet the highest industry standards and are compliant with the NZ Building Act. We use the following materials in the construction of each Genius Home:
Each of our prefab homes also come with a NZ Building code of compliance certificate, as well as a two-year structural warranty with 24 month maintenance period giving you peace of mind with your new home.
We understand that it can get pretty cold here in the South Island, that's why we make sure each Genius Home comes extremely well insulated. We use R2.6 Batts in the walls and R3.6 Batts in the roof. However we don't just stop there, we also insulate the floors with 60mm expol underfloor insulation to ensure the heat in your home stays trapped in.
When it comes to keeping your home warm we don't just stop at insulation - every window in a Genius Homes prefab home is a double glazed aluminium window. Not only will the double glazing keep your home warm, but it will also help minimise any outside noises making it a peaceful home as well.
We also double glaze the entry doors, as well as include exterior lights to both the front and back doors because we understand a home needs to be practical too.
We construct the inside of our Genius Homes with 10mm plasterboard walls, 13mm plasterboard ceilings, 55mm coving as well as finger jointed pine skirtings, architraves and window reveals - all of which come to you fully painted with your choice of Resene paint colours.
Our wet areas feature vinyl floor coverings, and we use Nylon carpet from Godfrey Hirst with 10mm underlay throughout our Genius Homes.
A home needs to have the essentials, that's why in each of our homes you will find an electric hot-water cylinder, phone and TV sockets, multiple double 3 pin power sockets, and of course battery powered smoke detectors to keep you safe.
When it comes to lighting we fit out our prefab homes with LED down-lights throughout. Our homes also include a Mitsubishi heat pump to keep you both warm in winter and cool in summer for all year-round comfort.
Each of our ensuite and bathrooms have a moulded white shower cubical and a 500/750mm vanity featuring a mirror over top. If the bathroom also has a bath in the floor plan then know it will be a freestanding bath with it's back to the wall.

Utilising space well is important, that's why we use Gib sliders on all of our wardrobes ensuring you won't lose any unnecessary space through hinged doors. In addition to the hanging rail, our wardrobes also feature a shelf above the rail so you can be sure to use every bit of available space.
Our kitchens are made with moisture resistant laminate bench tops and Melamine cupboard doors fitted with satin stainless steel handles. Other standard inclusions in our kitchens include:
Each laundry comes equipped with a Robinhood laundry tub, ready for you to hook your washing machine up to or toss those dirty gumboots into for a bit of a rinse off.
We know that no kiwi home be complete without a deck so each Genius Home comes with one! We make our decks from 90x32mm H3 treated radiate pine, and if there is a verandah in the floor plan we'll use H5 laminated posts and unlined SG8 H1.2 verandah rafters to make it.
