Standard inclusions on your prefab home


Building your dream home is exciting but also comes with a lot of questions. A great place to start is by knowing your options and what’s included in each house plan. 

To help you select your perfect design and make it your own, our team is with you every step of the way to ensure you understand the process. So let's begin by exploring all the standard inclusions on our Genius Homes.

Prefab home standard inclusions

Standard inclusions are what you can expect with every Genius Home prefab, including different features, building materials, and appliances.

Quality service

Our service goes beyond simply building a home. We offer a free onsite visit and consultation anywhere in the South Island. With our fixed quotes and completion times, you can lock in your move-in date right away and be free of any unexpected costs.

Modern designs

To assist you with the design process, one of our qualified and experienced staff members will travel to your site. This includes selecting colours, internal choices, electrical, and kitchen plans.

Council consent

Our service includes managing the whole process and covers consent, site works, and delivery.

We know what the council requirements are and work with councils around the South Island every day. To make the consent journey as simple and hassle-free as possible, we will communicate with the council and planning authorities on your behalf.

Construction

All of our framing and designs are engineered to meet the highest industry standards and are compliant with the NZ Building Act. We use the following materials in the construction of each Genius Home:

  • Engineered heavy-duty steel chassis.
  • 20mm water-resistant flooring.
  • Coloursteel roof sheeting and rainwater goods.
  • Engineered roof beams and radiata pine roof framing.
  • Cladding options; 200mm classic smooth Weathertex, Coloursteel corrugate, or BBS cedar.

Prefab Home under construction at factoryEach of our prefab homes also comes with an NZ Building code of compliance certificate, as well as a two-year structural warranty with 24 month maintenance period.

Insulation

We understand that it can get pretty cold here in the South Island and that's why every Genius Home is extremely well insulated. We use R2.8 batts in the walls and R7.0 Batts in the roof. However we don't stop there, we also insulate the floors with R3.1 100mm polystyrene underfloor insulation for maximum heat retention.

Windows & Doors

When it comes to keeping your home warm we don't just stop at insulation. Every window and entry door in our prefab homes is thermally broken, double-glazed aluminium with Argon and Low-E. This combination will keep your home warm but will also help to minimise any outside noises, making it a peaceful home as well.

For safety and practicality, we also include exterior lights for the front and back doors.

Internal Fitout

The interior of each home is lined with fully painted 10mm plasterboard walls, 13mm plasterboard ceilings, 55mm coving, finger jointed pine skirtings, architraves, and window reveals - all of which are finished with your choice of Resene paint colours

For flooring, wet areas feature practical vinyl floor coverings, and for extra comfort in the rest of the home, we use Nylon carpet from Godfrey Hirst with 10mm underlay.

Electrical

A home needs to have the essentials and that's why each of our homes features an electric hot water cylinder, phone and TV jacks, multiple double 3-pin power sockets, and battery-powered smoke detectors to keep you safe. 

When it comes to lighting we fit our prefab homes with LED downlights throughout. To keep you warm in winter and cool in summer for all-year-round comfort, our homes also include a highly efficient Mitsubishi heat pump.

Bathrooms

The bathrooms and ensuites in all of our homes feature fittings and tapware from Plumbline, a flat white wall shower cubicles, a 500/750mm vanity, and a wall-mounted mirror. For house plans featuring a bath, we use the freestanding Tondo 1700mm inset bath, situated with its back to the wall. 

For practicality and long-lasting quality, our bathrooms are painted with an aqua enamel coating which is designed specifically for humid bathroom environments. 

A few other details you'll find in each of our bathrooms include:

  • Ducted vent fan
  • Dual flush vitreous china toilet suite
  • Chrome faucet, towel rail and toilet roll holder

Bedrooms

Utilising space well is important which is why all our wardrobes are ceiling height, with Gib sliders, a hanging rail, and a built-in shelf. This way, you won't lose any unnecessary space through hinged doors and you can be sure to make the best use of available space.

Kitchen and Laundry

Our kitchens are made with moisture-resistant laminate benchtops and Melamine cupboard doors fitted with satin stainless steel handles. With metal drawer runners, a cutlery tray, adjustable shelves, and a coloured glass splashback, these kitchens are designed for everyday living. 

Other standard inclusions in our kitchens include:

  • Ariston 600mm under bench oven.
  • Ariston 600mm canopy rangehood.
  • Ariston ceramic electric cooktop.
  • Stainless steel sink bowl with draining board.
  • Chrome flick mixer tap.
  • Options for Fisher & Paykel appliance upgrades.

Verandah/Deck

We know that no New Zealand home would be complete without a deck so we’ve incorporated one into every one of our house plans. We make our decks with 90x32mm H3 treated radiate pine and external grade screws. For house plans with a verandah, we use H5 laminated posts and unlined SG8 H1.2 verandah rafters.
